Our History

Menlo Equities is founded with the acquisition of Apple’s original corporate headquarters in Cupertino, CA.

Menlo launches its development platform and has since developed or has in process over 10.3M SF.

Menlo develops its first data center in Silicon Valley, CA.

Menlo develops two buildings for Yahoo in Sunnyvale, CA as part of its corporate headquarters.

Menlo acquires the Palo Alto Internet Exchange (PAIX), located at 529 Bryant Street in Palo Alto, CA.

Menlo develops Juniper Networks’ corporate headquarters in Sunnyvale, CA.

Menlo develops a three-building technology campus in San Diego, CA for Broadcom Corporation and Sony Electronics.

Menlo enters El Segundo, CA market

Menlo enters the Phoenix, AZ market.

Rick Holmstrom
Executive Chairman

Rick Holmstrom

Rick Holmstrom is responsible for the strategic direction and overall management of the firm.

Prior to Menlo Equities, Rick was a Partner at The Shidler Group, where his primary responsibilities included asset and liability management of The Shidler Group’s 20 million square foot private property portfolio. Rick worked on the restructuring and recapitalization of The Shidler Group which included guiding and coordinating the initial public debt and equity offerings of TriNet Corporate Realty Trust (acquired by iStar Inc., NYSE: STAR) and First Industrial Realty Trust (NYSE: FR).

Rick is a member of the Executive Committee of the Policy Advisory Board of the Fisher Center for Real Estate and Urban Economics at UC Berkeley, a member of the Stanford Alumni Real Estate Council, and an advisory board member of the DAPER Investment Fund at Stanford. Other previous outside board experience includes serving on the board of MB Financial Bank (acquired by Fifth Third Bancorp, NYSE: FITB), as a member of the board of directors of Buena Vista Fund Management LLC , as a trustee of The Nueva School, as a member of the Stanford Live Advisory Board, as a trustee of the UC Berkeley Foundation, as a member of the Advisory Board of the UC Berkeley Haas School of Business, as a director of the Stanford Alumni Association, as a founding director of the Consortium for International Development, and as a founding director of International Development Exchange.

Rick received his BA from Stanford University and his MBA from the University of California, Berkeley.

Kevin Kujawski
Partner, President & Chief Operating Officer

Kevin Kujawski

Kevin Kujawski is a Partner at Menlo Digital, where he leads the firm’s operations, capital markets activities, and strategic initiatives. Beginning in 2020, he co-led the launch and capitalization of the firm’s dedicated data center platform.

Kevin joined Menlo Equities, Menlo Digital’s parent company, in 2011 as Chief Financial Officer. He has been instrumental in expanding the firm through his efforts leading the formation of Menlo Equities’ open-ended, NNN leased core-plus fund and its institutional data center investment platform.

Kevin has more than 30 years of experience in real estate investment management and corporate finance. He previously held senior financial leadership roles at Starwood Hotels & Resorts, most recently as Chief Financial Officer for Starwood’s Global Development Group, where he helped advance the company’s efforts to expand its global footprint and brand portfolio. Earlier, Kevin was based in London, where he served as European Chief Financial Officer at Action Performance Companies, overseeing licensing partnerships with Formula One and premier, luxury European automotive brands.

Kevin holds a BS in Finance from Arizona State University and an MBA from the UCLA Anderson School of Management. He is an active member of ULI, NAIOP, and PREA.

Michael Johnston
Partner, Chief Investment Officer

C. Michael Johnston

Michael Johnston is a Partner at Menlo Digital, responsible for investment sourcing, acquisitions, and asset management across the firm’s data center portfolio. In addition, he oversees activities around site selection, leasing, and capital allocation for the firm’s funds and investment accounts. Beginning in 2020, Michael also co-led the launch and capitalization of the firm’s dedicated data center platform.

Michael has been at Menlo Equities, Menlo Digital’s parent company, for over 18 years, where he has held roles in acquisitions, asset and portfolio management, and capital raising, including leading the firm’s data center investment activities. Over his career, he has overseen more than $5 billion of real estate transactions, the leasing of over 3 million square feet to leading corporations—including Akamai, Apple, HP Enterprise, Nvidia, and Palo Alto Networks—and the development of over 4 million square feet of technology real estate nationwide.

Michael holds a BA from Northwestern University, where he currently serves on its regional leadership council. He is active in ULI, NAIOP and PREA, where he is a member of ULI’s data center council and was previously President of the Silicon Valley Chapter of NAIOP and served on its National Board of Directors.

Jane Vaughan
Partner, Chief Development Officer

Jane Vaughan

Jane Vaughan is a Partner at Menlo Digital, where she leads the design and execution of the firm’s national data center platform. Her responsibilities include site planning, entitlements, power procurement, and project and construction management in key markets such as Northern Virginia, Silicon Valley, and Phoenix.

With over 25 years of experience in complex real estate development, she has played a pivotal role at Menlo Equities, Menlo Digital’s parent company, in delivering more than 10 million square feet of projects across the United States, including a landmark 1.65 million-square-foot technology campus in Santa Clara—now home to Palo Alto Networks’ global headquarters. Her background in structural engineering provides a strong technical foundation for leading high-performance infrastructure development in demanding markets.

Jane holds a BS in Civil Engineering from The Ohio State University, an MS in Structural Engineering from the University of Maryland, and an MBA with honors from Northwestern University’s Kellogg School of Management. She is also deeply committed to community service, having chaired the board of Goodwill San Francisco and overseen transformative real estate initiatives for nonprofits serving Silicon Valley’s most vulnerable communities.

TJ Ciccone
SVP, Chief Technology Officer

TJ Ciccone

TJ Ciccone serves as Chief Technology Officer for Menlo Digital where he manages technical design and infrastructure development for new data center projects and oversees critical facility operations for the entire portfolio.

TJ has over 15 years of experience in data center operations and facilities management, previously working at STACK Infrastructure, CoreSite, Amazon Web Services, and Digital Realty. Before joining Menlo, TJ was most recently a Senior Vice President at STACK overseeing operations across multiple major North American markets. His work spanned site development, capacity delivery, investor engagement, and large-scale workforce and education initiatives.

In addition to his executive leadership, TJ is deeply involved in industry education. He teaches “Introduction to Data Center Operations”, a course he created in 2019, as an adjunct professor at Northern Virginia Community College and serves as Vice President and Education Chair for the Potomac Chapter of AFCOM, leading the region’s flagship internship program.

TJ holds a BBA in Organizational Dynamics and Business Management from Immaculata University.

Chris Coleman
SVP, Head of Leasing

Chris Coleman

Chris Coleman leads Menlo Digital's customer engagement, marketing, and leasing efforts.

He has over 30 years of experience in the digital infrastructure sector spanning global enterprise development, hyperscale growth, and AI-driven innovation. Prior to joining Menlo Digital, Chris was a Vice President at Digital Realty (NYSE: DLR) responsible for hyperscale projects and revenue for global accounts in the Americas region. Over 14 years at Digital Realty, he held progressive leadership and strategic sales roles. Earlier in his career, Chris held leadership positions at SunGard Availability Services and American Power Conversion (now Schneider Electric). Over his career, Chris has successfully negotiated contracts representing nearly 1 GW of data center capacity.

Chris holds a BS in Mechanical Engineering from the University of Massachusetts Amherst.

Allison Koo
SVP, Development & Construction

Allison Koo

Allison Koo serves as Senior Vice President, Development and Construction at Menlo Digital, where she is responsible for the entitlement, power procurement, design, and construction activities for all data center development projects.

Allison has over 20 years of commercial real estate experience, where she has completed over 1.5 million square feet of development projects and currently manages a data center development portfolio of ~1 GW. Prior to joining Menlo Equities, Menlo Digital’s parent company, Allison was a Managing Director at Sand Hill Property Company overseeing multiple development projects across the San Francisco Bay Area.

Allison is a trustee of Castilleja School in Palo Alto, CA and serves as head of the Buildings & Grounds Committee.

Allison received her BA from the University of Pennsylvania and her MBA from the Kellogg School of Management at Northwestern University.

Max Pearson
VP, Investments

Maxwell Pearson

Maxwell Pearson is involved in acquisitions and asset management for Menlo Digital’s data center development platform. He is responsible for sourcing new investment opportunities, leading due diligence efforts, supporting capital markets activities, and managing development pipelines across key markets.

Prior to joining Menlo Equities, the parent company of Menlo Digital, Max worked for LaSalle Investment Management, where he supported portfolio strategy and asset management for a range of institutional real estate holdings.

He serves on the General Plan Update Committee for the City of Newport Beach.

Max graduated from the University of Southern California with a BS in Real Estate Development.

Alex Brundage
Associate, Investments

Alex Brundage

Alexander Brundage serves as Associate where he is involved in Menlo Digital’s underwriting and analysis of acquisitions, development projects, and financings.

Prior to joining Menlo Digital in 2025, Alexander worked as a Capital Markets Associate at Cushman & Wakefield in San Francisco.

Alexander received his BS in Business Administration from the Haas School of Business at the University of California, Berkeley.
